Standard Spa asks to keep pool-deck canopy built 6 inches from its rear line
The Belle Isle hotel's already-built shade canopy needs a variance because city code requires a 7½-foot rear setback; the Design Review Board hears it Nov. 19.
The Standard Spa on Belle Isle is asking the city’s Design Review Board to approve, after the fact, an aluminum shade canopy already built over its bayside pool deck, along with a variance because the structure comes within 6 inches of the property’s rear setback line, where city code requires 7 feet 6 inches.
The open-sided canopy at 40 Island Ave. is about 40 by 30 feet and nearly 13 feet tall, according to a Sept. 4 letter of intent from attorneys for the owner, Nomade Lido LLC. It covers part of the deck between the spa buildings and Biscayne Bay, an area the letter says was once used for the hotel’s mud bath. The letter says the canopy has no walls and is used only to shade the deck as extra space for guests.
It adds 970 square feet of floor area, and the property stays under its maximum allowed floor area, the letter says. Because the canopy is already up, the owner is seeking approval of the structure as built. The letter argues the request meets the code’s criteria for a variance.
The Design Review Board meets at 9 a.m. Nov. 19 at City Hall, 1700 Convention Center Drive. The application file, including plans, is on the city’s meeting portal.
