Miami Beach voters decide Nov. 3 on 20-year lease extensions at 1691 Michigan Ave.
The only question on the city's special election ballot would extend a city ground lease twice and allow 47,000 square feet of new building above a garage. Early voting ends Sunday.
Miami Beach voters will be asked on Nov. 3 whether the city should amend its ground lease with RK Rivani LLC for city property at 1691 Michigan Avenue, according to the city’s official sample ballot.
The special election is held alongside the countywide general election, and the lease is the only question on the city’s sample ballot.
What the question says
The ballot language, which cites city Resolution 2026-34388, asks whether the city should grant two 20-year extension options on the lease and authorize 47,000 square feet of new development above the existing garage on the site.
It states that the extensions would guarantee $247,733,206.12 in base rent and an estimated $184,140,862.35 in percentage rent during the 40 years of the option periods. It also would raise the percentage rent from 2.5% to 3%, an estimated increase of $13,261,308.15 over the remaining 64-year term.
Those figures are the city’s, as printed on the ballot. A “yes” vote approves the amendment; a “no” vote rejects it.
How to vote
Early voting runs daily from 7 a.m. to 7 p.m. through Sunday, Nov. 1. Voters may use any early voting site in Miami-Dade County. Two are in the city: the first-floor conference room at Miami Beach City Hall, 1700 Convention Center Drive, and the North Shore Branch Library, 7501 Collins Ave. Free parking is available at the City Hall garage, 1755 Meridian Ave., and at the library.
On Election Day, voters must go to their assigned polling place, open 7 a.m. to 7 p.m. The deadline to register (Oct. 5) and to request a mail ballot (Oct. 22) has passed, though mail ballots can still be returned at drop boxes at any early voting site.
The City Commission has a special meeting on Nov. 16 to accept the election results. The city’s election page links to a voter guide with more detail on the question.
