Sunset Harbour building at 1759 Purdy Ave. passes its traffic check, city says

A required follow-up study found nearby intersections working within city standards and valet lines staying out of traffic. The Planning Board hears it Nov. 3.

The mixed-use building at 1759 Purdy Ave. in Sunset Harbour has passed a follow-up traffic review required by its 2018 approval, according to a city staff report going to the Planning Board on Tuesday, Nov. 3.

When the board approved the project in 2018, it required the owners to come back with a new traffic study once the building was mostly open. The finished building has about 24,000 square feet of offices, two residential units and restaurants with 398 seats in all, the report says. The applicants are listed as Sunset Land Associates and SH Owner LLC.

The new study, checked by the city’s Transportation and Mobility Department and an outside reviewer, found that every intersection studied runs at level of service C or better in the evening rush, inside the city’s D standard. Valet counts on a Tuesday in June and a Saturday in July found at most three cars waiting on the weekday and none on the weekend, and the line never spilled into travel lanes on Sunset Harbour Drive and Purdy Avenue.

The transportation department wants one condition kept: enough valet attendants at busy times so cars never back up into the street. The owners also committed to steps such as Citi Bike and transit passes for employees, bike parking and carpool spaces.

Staff recommends the board hear from the public and close out the progress report. The meeting starts at 9 a.m.
