Hyperlocal news for Miami Beach and the barrier islands

Miami Beach planning director rejects 38-story Live Local Act plan at 910 West Ave.

The city says the Southgate Towers site is zoned residential, so the state affordable-housing law doesn't apply; the developer can appeal.

Miami Beach’s planning director has rejected a Live Local Act application to replace two 14-story apartment buildings at 910 West Ave. with a pair of 38-story towers, The Real Deal reported Friday.

According to the outlet, Planning Director Deborah Tackett’s letter found the Southgate Towers site is in a residentially zoned district. The Live Local Act, a state law meant to speed affordable housing, applies to land zoned for industrial, commercial or mixed use, so the city concluded the site isn’t eligible.

The application, filed by Southgate Towers LLC, sought a total of 495 units, the outlet reported. The developer can appeal to the city’s Board of Adjustment, and the decision is not final.

Red Sidewalks has not independently reviewed the city’s letter; this account relies on The Real Deal’s reporting, and the developer’s response was not available.

The decision comes as the city has pushed back on Live Local filings. The outlet reported that commissioners approved measures this month, including one that lays a path to possible legal action against the law.
