Cracked garage columns, exposed rebar and a collapsed ceiling are among eight new unsafe-structure cases on Miami Beach's Nov. 12 building docket.

A piece of a balcony at the Park Beach Club condominium, 7832 Collins Ave., fell and landed on a car below, according to a city building violation notice that goes before Miami Beach’s special magistrate on Thursday, Nov. 12.

The notice cites spalling concrete on the building’s balconies and hairline cracks on its outside walls, and orders the association to put up overhead protection to keep anything else from falling on people or property below. It gives the association 14 days to hire an engineer to evaluate the structure and say whether the building can stay occupied during repairs.

The case is one of eight new unsafe-structure cases on the building docket, which lists 62 cases in all, according to the city’s agenda, last revised Tuesday morning. Hearings run from 9 a.m. to 2:30 p.m. in the Commission Chamber at City Hall, 1700 Convention Center Drive. The notices are the city inspectors’ findings; the magistrate can set deadlines and daily fines, and owners can ask for more time. None of the notices says a building has been ordered evacuated.

New cases

  • Peloro, 6620 Indian Creek Drive (North Beach): Inspectors found corroding reinforcing steel at the bottom of the pool, multiple active leaks through the pool slab into the parking garage, similar conditions at the garage’s retaining walls, and diagonal cracks in concrete columns and beams. They also noted significant settling of the paver walkway at the seawall. The notice calls for an engineer’s evaluation, including shoring or other measures.
  • Royal West, 1225 West Ave. (South Beach): Spalling concrete, exposed rebar and deterioration in exterior overhangs and ceilings, and cracking throughout the parking garage floor.
  • 1437 Collins Ave. (South Beach): Spalling concrete and exposed rebar in the garage ceiling.
  • Nautico Bay Club, 6937 Bay Drive (North Beach): Water intrusion in three stacked units, with an engineer’s report due within 48 hours.
  • Also new: a collapsed ceiling in a unit at 315 W. 28th St. and water intrusion next door at 319, a fire at 451 W. 41st St., and water intrusion at the Meridian House condominium, 1540 Meridian Ave.

Older cases

The Casablanca condominium, 6345 Collins Ave., has seven cases on the docket. They include an overdue 40-year recertification case opened in 2021, a collapsed ceiling in a townhouse unit, water leaking into the lobby and the ninth and 10th floors, and a concrete slab between two units that the city says was penetrated.

In North Beach, Harding Excalibur LLC faces 40-year recertification cases at 8017 and 8035 Harding Ave., opened in 2019 and 2021 and now in lien status. The magistrate ordered $200-a-day fines in both if the work wasn’t done. On the Nov. 5 code docket, the same company is cited for vacant first-floor apartments at 8011 Harding Ave. with openings in the walls and windows that allow easy entry, and for not registering 8035 Harding as a vacant property. Those two cases were continued in September because of settlement talks with the city, the agenda says.

Case records can be searched by address on the city’s special magistrate portal. The Special Magistrate office is at 305.673.7181; the Building Department’s violations section is at 305.673.7610, ext. 14511.
