300-foot Live Local tower proposed for former Office Depot site in Sunset Harbour, report says
Florida YIMBY reports a 44-unit wellness-themed tower with 18 workforce apartments at 1771 West Ave. The city's list of Live Local applications doesn't show it yet.
A developer wants to build a roughly 300-foot apartment tower on the former Office Depot site at 1771 West Ave. in Sunset Harbour under Florida’s Live Local Act, Florida YIMBY reported Thursday. The report has not been independently confirmed by Red Sidewalks, and the project does not appear on the city’s online lists of Live Local applications under review or approved as of Thursday morning.
According to Florida YIMBY, the developer, EOS Wellness Real Estate Miami LLC, plans 44 apartments: 18 workforce units for households earning up to 120% of the area median income, ranging from studios to two bedrooms, and 26 market-rate units, some with four bedrooms. The plans also show 6,391 square feet of ground-floor commercial space and a parking podium with 117 spaces, the outlet reported. Amenities would center on wellness, including several pools, fitness rooms and massage and recovery rooms. Foster + Partners and ODP are listed as architects.
The developer bought the site for $28.5 million in 2025, according to the report, which describes it as the second Live Local project proposed in Sunset Harbour.
Miami Beach posts the Live Local applications it is reviewing, and signed approvals, on its planning department’s website. Among its recent approvals is a 21-story tower on Harding Avenue in North Beach, which Red Sidewalks reported Wednesday.
