Cameo nightclub would become a restaurant and late-night lounge under plan before Planning Board

A new tenant led by Mynt Lounge's longtime operator wants to revive the 1445 Washington Ave. theater with dinner upstairs and a lounge open until 5 a.m. The board meets Nov. 3.

The Cameo, the longtime nightclub in the historic Cameo Theater at 1445 Washington Ave., would be reborn as a restaurant and lounge under a plan going to the Miami Beach Planning Board on Tuesday, Nov. 3.

The new tenant, Mainro Miami Holdings LLC, is asking for a conditional use permit for indoor entertainment with more than 199 people. Its plan, filed with the city, puts a 226-seat bar and lounge on the ground floor, keeping the existing stage, and a 240-seat restaurant upstairs. The operating plan names Romain Zago, the longtime owner-operator of Mynt Lounge at 1921 Collins Ave., as a principal and describes a concept built around live theatrical performance rather than a dance floor.

It is requesting hours of 6:30 p.m. to 4 a.m. for the restaurant and 11 p.m. to 5 a.m. for the lounge. The building’s current business license allows a nightclub for 1,121 people. The city staff report puts the new occupancy at 987, while the applicant’s letter says 897. Planning staff recommends approval with conditions, noting that noise and late hours could affect nearby residents if not controlled.

Also on the Nov. 3 agenda

  • 834 1st St.: Cony Real Estate LLC wants to remake the restaurant space occupied by Fogo de Chão, according to the staff report, into a 398-seat restaurant with room for 509 people and no entertainment. Staff recommends approval.
  • 5757 Alton Road: La Gorce Country Club, which wants to rezone a single-family lot so it can become part of the club, has asked to postpone to Dec. 8 to keep talking with neighbors, its lawyers wrote.
  • South Pointe Overlay District: The Apogee Condominium Association has also asked to move its proposal to Dec. 8 to gather more neighbor support.
  • North Beach residential incentives: A city proposal would offer extra height and floor area to properties zoned RM-3 along Collins Avenue from 63rd Street north that build housing or convert hotels to residential use. No staff report had been posted as of Wednesday.

Board of Adjustment, Nov. 6

An appeal filed in 2022 over a narrow lot at 153 Collins Ave., next to the building a 2024 city staff report says houses Big Pink and Ted’s Hideaway, has been postponed repeatedly. The lot’s owner, 125 Collins LLC, is challenging a city ruling that the lot and 157 Collins Ave. form one building site because Ted’s grease trap, a fire exit and a trash room are on it. The latest request on the agenda asks to push the case to June 4, 2027.

Both boards meet at 9 a.m. in the City Hall commission chamber, 1700 Convention Center Drive, and online.
